For a limited time, Longridge Country Estate is offering eligible new residents a 50% share in future capital gain on six selected retirement villas.

This is a first for our village and applies to eligible villas only.

How This Offer Works

If you are approved and enter into an Occupation Right Agreement on one of the selected villas under this offer, you will be entitled to receive:

  • 50% of the difference between your original Capital Sum and the Capital Sum paid by a new resident under a new Occupation Right Agreement.

  • This entitlement will be documented within the Occupation Right Agreement for eligible villas and calculated on resale in accordance with those agreed terms.

  • For clarity, if the resale Capital Sum is lower than your original Capital Sum, you are not required to pay any amount for that reduction in value.

  • Applications must be received by 31 March 2026, with settlement occurring on or before 30 June 2026.

Capital Gain Promotion Terms & Conditions

These terms and conditions apply to the 50% Capital Gain promotion on offer for 6 Villas (Promotion). By entering into the promotion and/or applying for an Occupation Right Agreement (ORA) to enter into the Promotion, you will be deemed to have
accepted these terms.


1. The Promotion is available only for new residents applying for a villa (Villa) in Longridge Country Estate (Longridge).


2. To qualify for the Promotion and receive 50% Capital Gain on resale (Capital Gain) you must apply for an ORA on one of six (6) available Villas.


3. To qualify for the Promotion the Application must also be received on or before 31 March 2026 and settlement of the ORA needs to occur on or before 30 June 2026.


4. The Application must be accepted by Longridge.


5. Longridge’s qualifying conditions of entry will apply, including satisfaction of any medical conditions.


6. Settlement of an ORA means that you will need to pay the ORA Entry Payment in full (as that term is defined in the ORA) for the Villa.
7. Upon resale of the ORA for the Villa to a new resident (new ORA) on the ExitPayment Date, Longridge will pay the outgoing resident a Capital Gain entitlement calculated as an amount equal to 50% of the difference between the original Entry Payment and the Entry Payment under the New ORA.


8. If the Entry Payment under the new ORA is less that the original Entry Payment under the Capital Gain promotion, you are not required to pay us any amount for the reduction in value.


9. The Promotion does not affect the Weekly Fee (as that term is defined in the ORA) for the Villa, or any Additional Service Fees that may be payable (as defined in the ORA).


10. This Promotional Offer is not transferable, assignable or exchangeable.


11. Longridge reserves the right to amend these terms and conditions at any time, including by extending, suspending or terminating the Promotion at any time. Unless otherwise stated or agreed by us, a Promotion cannot be used in connection with any other discount, offer or promotion.


12. Our collection, use and disclosure of personal information for this promotion is subject to Longridge’s Privacy Policy, and is available at any time upon request.

13. References to “us”, “our”, “Longridge”, “Longridge Country Estate” means Longridge Village LP, c/- Cooney Lees Morgan, Level 3, 247 Cameron Road, Tauranga 3110.
